Everywhere in France and Spain
Designing a space means designing a way of working.
Kytom has been designing and building workspaces since 2006, with 11 offices across France and Spain and over 1,200 projects delivered. Every project starts from one conviction: an office is not a backdrop, it is a performance lever. Kytom designs spaces that attract talent, strengthen company culture and cut operating costs.
Kytom’s multidisciplinary teams take charge from real-estate strategy through to turnkey delivery, with a single point of contact from the first day to the last. The average project covers 850 m² and is delivered in 12 weeks.

Which regions does Kytom cover in France?
Kytom operates across mainland France from its eleven offices: Paris, Bordeaux, Lyon, Marseille, Toulouse, Lille, Nantes, Rennes, Strasbourg, Montpellier and Aix-en-Provence. Each office runs the projects in its own region. -
How does an office fit-out project with Kytom unfold?
The process follows the Design & Build method: brief, programme, design, fixed-price costing, construction, fit-out and furnished handover. The benchmark for 1 000 m² is twelve weeks, excluding any prior administrative contingencies. -
What is the average lead time between signing and delivery?
Twelve weeks as a benchmark for 1 000 m². The lead time depends on the scope, the building’s technical constraints, the asbestos-removal schedule where applicable and the planning permission when one is required. -
Does Kytom apply the thresholds of the tertiary decree?
Yes. Decisions on thermal performance, lighting and HVAC are aligned with the framework published by the Cerema. The energy-saving trajectory required by the decree is analysed from the programming stage onwards. -
How does Kytom measure the carbon footprint of a project?
The Bilan Carbone method and the Bas Carbone framework published by the ADEME serve as references. The calculation covers materials, site logistics and installed equipment, and makes it possible to quantify the emissions avoided. -
Can you visit a Kytom office before signing?
Yes. The eleven offices welcome prospects and clients by appointment, Monday to Friday during business hours. Each office has its own advisory, design and construction team dedicated to its region.
