Houses cultivate three simultaneous requirements: image consistency between boutiques, showrooms and headquarters, absolute confidentiality on upcoming collections, and flawless execution quality on finishes.

A haute couture headquarters combines 5 functional typologies on a single floor:

B2B showrooms host an intense flow of international buyers per season, with attendance peaks concentrated on the few days of fashion weeks, a defining constraint for the design of reception and circulation spaces. On the regulatory side, brands work within the legal framework applicable to working conditions (air quality, acoustics according to NF S 31-080), the 5th category ERP requirements for client reception, and the RGAA standards for spaces open to the public.

  1. Confidential programming: NDA signing, usage audit with artistic direction and real estate management, benchmarking of the house’s codes across 3 to 5 internal references.
  2. Architectural design: preliminary then detailed design with material boards (leathers, marbles, brasses, precious woods), photorealistic 3D modelling and physical sampling in our office.
  3. Sourcing and costing on a fixed target cost: mobilisation of a network of 80 master craftsmen (cabinetmakers, upholsterers, metalworkers) and negotiation of material lead times, often 8 weeks for bespoke pieces.
  4. Coordinated works by a dedicated site manager, weekly meetings, daily photo reporting on a secure extranet.
  5. Turnkey delivery with OPR, snag clearance within 10 days, complete DOE file compliant with DTU.

Our reading differs from professional practice on the NDA. The standard NDA signed at the start of the assignment is not enough: it covers the contracting teams but not the subcontracting chain (master craftsmen, manufacturers, transporters). Kytom imposes a cascading NDA signed by each party accessing the material boards or the 3D files, and a segregated-rights extranet protocol (read-only for most workers, downloading reserved for the site manager).

Limitation of the method. design and build with a fixed target cost assumes a stable programme at the detailed design stage: if the artistic direction is not finalised or if more than 3 major iterations are anticipated on the materials, a separate design-build contract is preferable, as it absorbs changes without contractual renegotiation.
