On the regulatory side, brands work within the legal framework applicable to working conditions (air quality, acoustics under NF S 31-080), the category 5 ERP requirements for client reception, and RGAA standards for spaces open to the public.
For the real estate department and the business decision-maker: schedule risk outweighs budget risk. A 2-week delay on a showroom pushes back a commercial season, meaning 6 months of lost earnings, since the calendar is set on the Paris-Milan fashion week windows.
When the luxury Design & Build approach is not justified. On a branded office floor plate under 300 m² without client reception, without a creative workshop and without noble material constraints, the additional cost of a luxury fit-out does not pay off: a premium office fit-out is sufficient. Likewise, for a temporary setup of less than 18 months such as a pop-up showroom or a corporate pop-up, the lead times for noble materials consume most of the lease and the investment is not amortised.

- Confidential programming: NDA signature, audit of uses with artistic direction and real estate department, benchmark of the house’s codes across 3 to 5 internal references.
- Architectural design: preliminary then detailed design with material boards (leathers, marbles, brass, precious woods), photorealistic 3D modelling and physical sampling at the agency.
- Sourcing and costing on a fixed target-cost basis: mobilisation of a network of 80 master craftsmen (cabinetmakers, upholsterers, metalworkers) and negotiation of material lead times, often 8 weeks for custom pieces.
- Coordinated works by a dedicated site manager, weekly meetings, daily photo reporting on a secure extranet.
- Turnkey delivery with OPR, snagging cleared within 10 days, complete DOE file compliant with DTU.

Our reading differs from professional practice on the NDA. The standard NDA signed at the start of the assignment is not enough: it covers the contracting teams but not the subcontracting chain (master craftsmen, manufacturers, carriers). Kytom requires a cascading NDA signed by each party accessing the material boards or the 3D renderings, and an extranet protocol with segregated rights (read-only for most tradespeople, downloading reserved for the site manager).
Limit of the method. Design & Build on a fixed target-cost basis assumes a stable programme at detailed design: if the artistic direction is not finalised or if more than 3 major iterations on materials are anticipated, a separate design-build contract is preferable, as it absorbs changes without contractual renegotiation.
