The 5-phase Kytom method integrates design, fixed-price costing, works and furniture under a single contractual responsibility, over a standard timeline of 12 weeks.

  1. Programming: interviews with managing partners, counting of meeting types (signing, committee, lunch, videoconference).
  2. Design: 2 fixed-price scenarios, 2D plans, photorealistic 3D views, physical materials library delivered within 3 weeks.
  3. Engineering: acoustic, HVAC, high- and low-voltage, security studies, compliance validated by an approved inspection office.
  4. Execution: dedicated site manager, weekly meetings, photo reporting, locked budget.
  5. Delivery: pre-acceptance inspection, snag clearance within 15 days, digital as-built file, 12-month defects liability warranty.

The Qualibat qualification, granted for a period of 4 years when the application complies with the standard, frames every deliverable. For firms aiming for an international environmental standard, an HQE certification or the BBCA (Low Carbon Building) label applicable to new builds and renovations, or WELL, a certification lead is mobilised from the programming phase.

For the business decision-maker (managing partner or COO): what the fixed price really secures. Fixed-price costing commits the company to the budget and timeline, which transfers the risk of site change orders to Kytom rather than to the firm. For a law firm billing partner hours at between 400 and 800 EUR, each week of site slippage represents 80 to 160 partner hours lost in coordination management. The design and build fixed price is not a product, it is a transfer of risk.

When design and build is not the right answer. On projects of less than 200 m² or on purely furniture-based operations with no intervention on partitions, services or suspended ceilings, the design and build fixed price loses its economic value: the programming and engineering share then represents more than 25% of the total budget, compared with 8 to 12% on a complete project. In these cases, a separate furniture package or an interior architect fee-based assignment remains more efficient.

Post-occupancy reviews conducted at 6 and 12 months on the premium services projects delivered by Kytom converge on four indicators. Staff satisfaction improves significantly, according to feedback gathered after delivery. The occupancy rate of signing and committee rooms also improves markedly, thanks to sizing driven by the actual uses recorded during programming.

DALI-regulated LED lighting, the BMS and reinforced joinery contribute to significantly reducing energy consumption, in line with the regulatory trajectories applicable to the office building stock. These performance levels assume programming conducted with the managing partners upstream, a residual lease of at least 6 years to amortise the acoustic and HVAC budget items, and an occupancy rate above 60%. On firms observed with an occupancy rate below 45% post-Covid, energy savings were limited to 8 to 12% and the ROI stretched beyond 60 months.

VAT/m² depending on the level of finish, the share of targeted acoustics (8 to 12% of the budget) and the density of committee rooms. A 600 m² floor plate with 2 DnT,A 42 dB signing rooms, 1 committee room, reception lounge and 18 enclosed offices falls in the mid-range. Costing is fixed-price from phase 2 of the design and build method.

How does Kytom guarantee the acoustic confidentiality of signing rooms?

The DnT,A objective adopted is between 42 and 48 dB and is validated by in-situ measurements at delivery, carried out by an independent acoustician appointed by the approved inspection office (Apave, Bureau Veritas, Socotec or Qualiconsult depending on the project). The standard partition combines double acoustic plasterboard, 70 mm high-density mineral wool, treatment of the upper and lower junctions, and an acoustic door with an automatic threshold seal. The incremental cost compared with a standard partition is 180 to 240 EUR excl. VAT/m² of partition.

Does the three-month timeline include administrative authorisations?

The project schedule covers programming, design, engineering, execution and delivery, excluding the processing of planning authorisations. For an interior fit-out with no modification to the facade or load-bearing structure, no authorisation is required in the majority of cases. For a change of use, a prior declaration or a building permit, allow for 2 to 4 additional months of processing. Kytom mobilises an HMONP architect registered with the Order for the filing.

How does coordination work with a firm in continuous operation?

For firms delivered in an occupied site, Kytom applies a phasing in 3 or 4 sequences of 3 to 4 weeks, with noisy works concentrated on 6pm-11pm slots or Saturdays for the majority of sensitive operations. A mobile buffer zone of 80 to 120 m² is returned each Friday in an acceptance-ready state of cleanliness. The dedicated site manager holds a weekly meeting with the managing partner or COO and publishes a photo report.
