These seven guides share one conviction: office CSR cannot be decreed at the end of a project, it is calibrated from the brief onwards. Does the regulatory energy-savings scheme applicable to the tertiary sector concern my company?

The eco-energie-tertiaire scheme applies to any building or part of a building hosting tertiary activities over an area greater than or equal to 1000 m². An annual declaration is mandatory before 30 September. The progressive targets are -40% by 2030, -50% by 2040, -60% by 2050, measured against a reference year freely chosen between 2010 and 2019.

Which environmental label should you target for tertiary offices?

A first international standard covers 10 technical themes and remains favoured by foreign investors. A second standard, geared towards sustainable building, is better suited to the French market and CSRD reporting. A third targets occupant health and usefully complements the first two. For an average 850 m² project, allow 12 to 18 months and a project management support extra cost of 15 to 35 k€. The certifications guide details the decision matrix.

Is furniture reuse really cost-effective?

Furniture reuse generates 30 to 50% savings on the furniture budget for equivalent quality. Beyond the direct financial gain, it avoids on average 75 kg of CO2 equivalent per workstation and meets the requirements of the PEMD diagnosis imposed by the AGEC law. Signature brands (Vitra, Herman Miller, Knoll) now have guaranteed refurbished channels.
