Moldings, picture rails and cornices: ornaments for Haussmann-style offices

Three challenges shape your decisions on Haussmann-style ornaments

The framework

The Parisian Haussmann building stock was constructed between 1853 and 1870 under the impetus of Prefect Haussmann (City of Paris archives). Three challenges shape your ornament decisions in office spaces.

Heritage. You restore decoration consistent with the original building, sometimes under the scrutiny of the Architectes des Bâtiments de France (ABF) in a remarkable heritage site. Generally allow 2 to 4 months for ABF review, depending on the complexity of the file and the workload of the heritage services.

Functional. A staff cornice houses an indirect LED strip, integrates low-voltage technical trunking or conceals your ducted air-conditioning networks.

Economic. Solid staff offers a multi-decade durability recognized by the trade, but represents a significantly higher investment per linear meter than high-density polystyrene.

Your budgets range between 80 and 400 EUR excl. VAT per linear meter installed, depending on material, girth and the complexity of the angles. Picture rails are installed at chair height (around 90 cm); cornices are proportioned to the girth: 80-120 mm for a ceiling height of 2.70 m, 150-250 mm above 3.20 m.

When Haussmann-style ornamentation is not the right choice. On a floor plate with a ceiling height below 2.70 m, a 150 mm cornice visually crushes the volume: opt for a low picture rail alone. On a post-1920 building with no stylistic heritage, adding contemporary moldings amounts to pastiche and destroys rental value. On a short lease (<6 years) without landlord coverage, solid staff is not economically justified.

Ornamentation as an asset value lever. In the Paris CBD segment (8th, 9th, 16th), a Haussmann floor plate restored according to the rules (calibrated staff cornices, picture rails at 90 cm, central ceiling roses in executive rooms) stands out from comparables. The decision is made first through asset analysis, then through decorative arbitration.

The cost and weight ranges come from our office projects; the lifespans reflect the orders of magnitude circulated by the staff-maker trade, confirmed by our experience on sites delivered since 2008.

In practice at Kytom, polyurethane is not a visual equivalent of staff. Trade orthodoxy presents polyurethane as a lower-cost substitute. Under raking light (morning, east-facing bays), molded polyurethane reveals a plastic effect on the edges that plaster staff does not show: a systematic point of attention in our recommendations depending on the orientation of the floor plate.

Our recommendation is therefore differentiated according to the orientation and use of the floor plate. For executive rooms facing east or northeast, we recommend solid staff despite the additional cost (180 to 400 EUR excl. VAT/ml): the raking morning light enhances the moldings. For open-plan floor plates facing west or south, Orac Luxxus or Decoflair polyurethane perfectly fulfills the aesthetic promise at 80-180 EUR excl. VAT/ml. High-density polystyrene remains reserved for short leases or deliberately transitional fit-outs.

Method

  1. Survey and design (weeks 1-2)
    We measure the perimeter of the floor plate, identify internal and external angles, photograph the ornaments to be replicated and analyze the load-bearing capacity of old ceilings (plaster on lath, plaster hollow-pot floors). This phase locks in the quantities per linear meter and the choice of installation method.
  2. Model selection (weeks 3-4)
    Selection from the Orac or Decoflair manufacturer catalog, or replication of an existing cornice by silicone molding. Our interior designer proposes 3 to 5 references compatible with the style of the floor plate when you lack historical reference points. Client validation before workshop launch.
  3. Workshop fabrication (weeks 5-9)
    Casting in fiber plaster for staff, polyurethane molding or polystyrene cutting depending on the material chosen. Drying 7 to 14 days depending on thickness. Dimensional inspection and quality sorting before delivery to the site.
  4. Installation (weeks 10-12)
    Plaster bonding of staff elements onto old substrates, finishing of corner joints with a spatula, sanding and application of the primer before final painting. Coordination with the electricians (2700 K LED strip), the acousticians (open-plan office acoustic target, class 2006) and the painters for the final sequencing.

Frequently asked questions

Do you need authorization from the Architectes des Bâtiments de France to install cornices in a Haussmann-style office?

Only in a remarkable heritage site (SPR) or within the surroundings of a Historic Monument. Within these perimeters, generally allow 2 to 4 months for ABF review. Outside SPR and outside Historic Monument surroundings, installing interior ornaments in Haussmann-style offices does not require prior authorization. A prior works declaration remains required if you alter the building’s exterior appearance or if you affect structural elements visible from the public space. We systematically check the PLU zoning and the heritage perimeter before launch, which secures your schedule without any regulatory surprises.
