Recessed pocket doors. Panels housed in a 12 to 18 cm technical partition. Opening up to 6 lm, Rw 35 to 45 dB in laboratory values measured under standardised conditions, price generally ranging between 1,200 and 1,700 EUR/sqm depending on finishes and site complexity. Flush finish, but masonry recess to be specified from the preliminary design stage.
Suspended accordion. Top rail only, zero bottom rail (PRM-compatible, 2 cm threshold). Opening up to 20 lm, Rw 30 to 52 dB depending on acoustic category, price generally ranging between 800 and 1,400 EUR/sqm depending on the services. The most economical solution but with a visible footprint when stowed.
Stackable modules. Double rail with a 3 to 8 sqm storage room. Opening up to 30 lm, Rw 45 to 52 dB in referenced manufacturer laboratory values, price generally ranging between 1,600 and 2,200 EUR/sqm depending on the configurations. Reserved for large plenary rooms.
Our reading differs from common practice on one specific point. The profession often presents these three families as equivalent based on the catalogue Rw criterion alone. In practice, the discriminating criterion is not laboratory acoustics, all families achieve comparable Rw performance, but the available technical partition thickness and the recess from the preliminary design stage: a pocket door not anticipated at the preliminary design stage can lead to costly structural rework. The decision is made at the competition phase, not the execution phase. The panels carry CE marking, and referenced manufacturers specify the acoustic category measured in the laboratory.
For the architect: project integration in 12 weeks, 4 locked technical milestones
The Kytom schedule organises the finishing-work packages around four milestones over a 12-week period, from the competition phase to handover. The challenge for the project management team: lock in the masonry recess and the structural sizing from the preliminary design stage, otherwise rework during execution penalises the schedule by 3 to 5 weeks.
- Dimensional survey (W1-W2): grids, ceiling height (2.50 m minimum for standard pocket doors, 3.00 m for large modules), HVAC and electrical networks, PRM constraint of 2 cm maximum threshold for ERP buildings (Construction Code, articles R. 111-19 et seq.).
- System selection (W3-W5): arbitration between pocket door, accordion or stackable depending on available thickness, opening length, target acoustic category and budget.
- Manufacturing and coordination (W6-W9): custom factory production, validation of reinforced suspended ceiling 80 to 150 kg/lm in accordance with the DTU, layout planning with the plasterwork package.
- Installation and handover (W10-W12): assembly, adjustment of retractable perimeter seals, in situ acoustic measurement according to the standard protocol applicable to on-site measurements.
In situ acoustic handover is the critical deliverable for the project management team’s liability. A panel rated Rw 45 dB in the laboratory drops to 38 or 40 dB if the bottom seals are not correctly adjusted. The contradictory measurement engages the installer’s liability under the warranty of completion (Civil Code, article 1792-6).
When a sliding partition is not the right answer. Below 12 lm of cumulative length on the floor and with fewer than 2 reconfigurations per month, the additional cost (mechanism, reinforced rail, maintenance) does not pay off: a DTU drywall partition with an Rw 38 dB acoustic door covers the need at 350-450 EUR/sqm. Beyond 6 reconfigurations per day (continuously rotating training rooms), opt for a motorised movable wall rather than a manual one, otherwise the seals wear prematurely (observed life cycle of 8 years versus 15 announced). On a floor plate of less than 200 sqm total, the footprint of the storage room for stackable modules absorbs the flexibility gained: the trade-off becomes unfavourable.
Three technical pitfalls degrade real-world performance and budget
Poorly adjusted perimeter seals. The catalogue Rw assumes retractable bottom seals adjusted to the correct dimension, lateral seals compressed against the jambs, top seal in continuous contact with the rail. A defect of a few millimetres in the bottom seal can be enough to significantly degrade the real-world acoustic insulation compared to the catalogue Rw value. In situ acoustic handover is non-negotiable.
Undersized structural support. A standard suspended ceiling cannot support the load of the panels. The applicable DTU requires specific sizing of the hanger, often a technical rail fixed to the slab or beam. Overlooking this at the preliminary design stage can generate significant structural rework, often several thousand euros depending on the floor plate area.
Hidden cost over time. Added to the installation price are the masonry recess for pocket doors, the storage room for stackable modules, the acoustic handover measurement and an annual preventive maintenance contract to be budgeted. Over time, the full cost of a sliding system significantly exceeds the initial investment alone, particularly when factoring in maintenance, reconfigurations and mechanical wear. In return, a high-end system can reach 15 to 20 years of service and, depending on the floor plate configuration, free up a significant share of the surface dedicated to meeting rooms, which, at current prime CBD rents (800-950 EUR/sqm/year, Île-de-France 2024 reference), can represent tens of thousands of euros in annual savings.
Explicit limit of the budget reasoning. This calculation does not hold if the building must be returned to the landlord in less than 7 years: the high-end sliding partition is amortised over 12-15 years, and the residual value does not transfer upon departure. On a short 3/6/9 lease, instead aim for the entry-level accordion (Rw 35 dB) or keep movable drywall partitions. The surface ROI becomes negative if the room occupancy rate falls below 40%.
