Office renovation in Bordeaux

What an office renovation includes

Renovating offices in Bordeaux means upgrading an existing floor (partitions, floors, ceilings, lighting, acoustics, networks, furniture) without losing the lease or stopping operations. Kytom designs and builds these renovations as Design & Build from its office on avenue Charles de Gaulle: one point of contact, a fixed price and schedule. Reference: Equaline, 3,000 m² renovated in 8 months in occupied premises in 2025.

02

the method

An office renovation starts from what is there: a survey of the floor, a diagnosis of partitions, suspended ceilings, electrical networks and ventilation, then a programme of uses (workstations, meeting rooms, informal areas). Design sets the layout, materials and phasing; works then cover removal, partitioning, floors, ceilings, lighting and furniture. The same team manages everything, from the initial survey to the final snag list.

03

occupied premises

Renovating without stopping work

Most renovations are carried out in occupied premises. The floor is split into zones, teams move from one zone to the next and noisy works take place outside office hours. At Equaline, a customer contact centre with 430 staff, 3,000 m² were renovated in 8 months with weekly phasing and 13 coordinated trades, without interrupting operations.

04

the framework

Historic buildings, échoppes and protected areas

Central Bordeaux combines dressed stone, échoppes and a protected heritage area. Before designing, we check the authorised use of the premises (turning a dwelling into offices is a change of use), the rules of the protected area and the opinion of the Architecte des Bâtiments de France when the façade is affected. If the offices receive the public, the ERP file (Cerfa 13824) is filed with the city council and reviewed with the opinion of the safety and accessibility committees.

Questions fréquentes

How long does it take to renovate 1,000 m² of offices in Bordeaux?
Allow 4 to 8 weeks of design, then 3 to 5 months of works depending on phasing: École Terrade, 1,000 m², was delivered in 5 months.
Do you have to move out during the renovation?
Rarely: the renovation is done zone by zone in occupied premises, as at Equaline (3,000 m² in 8 months). A temporary move is only justified if the whole floor must be redone in one go.
What is the difference between renovating and fitting out offices?
Renovation reworks an existing floor (removal, networks, ceilings, floors); a fit-out installs offices in a bare or new space. Kytom does both, with the same team and method.
